Near the abandoned place there's a small cemetery (M1,21) with unburied corpse. The body is guarded by a bear (level 34) which you must kill. Search the corpse and you will find a key and a map.

A hatch that leads to a stash near griffin's nest

The map will lead you to the nearby hill with a griffin's nest. After defeating the creature, get close to the ruins and you will notice a hatch on the ground. Walk inside and search the chest. Inside you will find a diagram for exceptional hybrid oil.
